The process of buying a new house can quickly become a stress-inducing headache that not only causes you unnecessary grief but also impacts your decision-making abilities at a time when making big and small decisions are coming at you like water balloons at a 9-yearold's birthday party! Realize that what you see in all these "reality", home-buying TV shows are scripted to add drama and suspense to the storyline - drama works great for ratings but it's the worst thing for real life buyers like you. So, first & foremost realize that you are the producers of this show, and everyone should know from the start that you want the story to play out as drama-free as possible : if your "show" was to be filmed and marketed to HGTV you would want them to reject it as "too boring".

2. Remember, just like unicorns and a good 5-cent cigar, the "perfect" house does NOT exist, don't go crazy thinking that a house must be or have everything you've ever wanted otherwise you'll just give yourself a good old case of buyers regret no matter how great the house you buy is.

  1. Remember the saying that former president Ronald Reagan used when negotiating with the Soviet Union about nuclear weapons reductions : “TRUST BUT VERIFY”. Trust what the seller tells you but verify everything with a good home inspection.
